Sarah and Kevin were referred to us from an out-of-town agent. Their house was presently listed in Aurora and the plan was to move to a newer and larger home in Durham Region.
After an initial consultation, they decided to concentrate on the Pickering, Ajax and Whitby areas. Angela, the agent assigned to them with their search, started showing them properties. She met them multiple times, probably 2 – 3 times a week for about a month and showed them all the best properties in their stated price range.
Although there were some properties they liked, they were discouraged that their Aurora home wasn’t selling. When that happens, the tendency is to kind of go through the motions when visiting homes and not look at them with a critical eye, since in most cases, you can’t submit an offer since you would then risk owning two homes if your present home doesn’t sell.
They even contacted Angela to thank her for all her hard work and time, but they were going to cool down a little until their house sold. That didn’t mean they stopped their search, just that they came down to look maybe once/week vs. multiple times.

The definition of insanity is to keep doing the same thing over and over again and expect a different result. We train our agents to go outside the box if necessary. Angela showed them an older home on a large lot with lots of trees, something akin to country living in the city, which is exactly the opposite of what they initially were looking for.
And guess what – they loved it and bought it firm, even though their Aurora home hadn’t sold yet. Now, why would we suggest they buy firm and risk owning two homes? We consulted with the Aurora agent who had referred them to us and together with Sarah and Kevin, came up with best-case and worst-case scenarios on the sale of their home. One of those scenarios involved getting a long closing on their purchase, which we asked for and received when Angela submitted the offer on the property with the large lot. In the end they did sell their Aurora home but needed the long closing we negotiated.
This is yet another example of working with all parties involved to come up with a favorable outcome for everyone involved!
